What Is Seal Coat?

Sealcoating fills surface voids, which reduces exposure to oxygen and UV rays and reduces the depth to which oil or gas can penetrate the asphalt. It acts as a waterproofing agent, minimizing the rate at which water enters the asphalt of your driveway or parking lot.

How long does it take to dry?

In full sun, you can walk on it in a few hours but you can not drive on it for 24 hours. In the spring and fall, 48 hours is recommended. The driveway surface dries in 24 hours but takes 30 days to cure.

When can I drive on my new Seal Coat?

Depending on the temperature and humidity of the air, you should keep vehicles off the new surface for 48 to 72 hours. You may walk on your driveway within 24 hours. After walking across fresh seal coat, please check the bottom of your shoes, or remove shoes before entering into your home.

How often should I Seal Coat?

Two to three years is the best span to sealcoat unless the asphalt driveway is regularly repaired and maintained. Paved asphalt sealcoating should last 2-4 years depending on amount of vehicle that passes, sun exposure, water, oil and gas drippings.

What time of year should I Seal Coat?

The temperature should not drop below 60° F during the curing process (24 hours). Don't wait until fall to seal the driveway from ice and snow, in fact it's important to seal it against rain and UV rays that can damage asphalt and create cracking and crumbling.

What is the Average Lifespan of Asphalt

Asphalt driveways typically last 12 to 20 years, depending on the quality of the installation, climate, usage, and how well they have been maintained. Like most everything else, the better care you take of your asphalt driveway, the longer it will remain in service. Seal Coat will make it last!
